The Hackness Farm Development of 10 Semi-detached houses and 2 flats are of loadbearing, full-fill masonry wall construction. The scheme incorporates a ‘fabric first’ design approach and has delivered pleasant and spacious homes as well as an in-use energy cost within design expectations. Good build quality and workmanship were ensured by the monitoring programme during the construction phase and is evidenced by the better-than-designed air tightness results. The mechanical ventilation heat recovery system appears to have operated well over the period, despite some commissioning issues, which were rectified swiftly at an early stage. The Hackness Farm development has delivered a minimal costing variation as a result of good development management and Design and Build contract arrangements.
